当ブログ来訪者の方は、不動産投資家で25歳～34歳が最も多く次いで35歳～44歳のようです。30歳手前で不動産投資を開始し、42歳でFIREした私は、その年齢を渡り歩いてきた一つのサンプルになるでしょうか。
特に25歳～44歳の方々の参考になるかとも思いながら、過去を振り返ってみました。
なお所有物件につきまして、FIRE直後は40戸で、2022年10月現在は42戸です。内訳は次の通り。
- 区分 21戸
- アパート 4棟18戸
- 戸建 3戸
不動産投資を開始して1年目～5年目
初めて購入したのは区分ワンルームの現金買いです。その後、区分ファミリーや新築戸建て等、通常は自分が居住するために購入するような物件、2000万円～3500万円の価格帯の物件を借金をして買い進めます。普通は借金するなら1棟アパートとか1棟マンションだろということなんですが、こうしました。
融資については、今は取引が無いですが当時のオリックス信託銀行にネットだったか電話だったかをキッカケに面談をし、借りました。頭金の1割、それにプラスして諸費用が現金として必要でした。
これで、借金が8600万円になるまで買い進めましたが、ここまでで使えなくなります。給与所得で借入上限を決められるので、そうなりました。住宅ローンと一緒ですね。ちょっと金利は高いですが。
その後は借換をし、金利2.3％が1％まで下がります。
その時の話はこちらに記載しています。
借金を一気に増やしたと思っていたので、その後しばらくは区分ワンルームの現金買いに戻ります。
不動産投資を開始して6年目～10年目
この頃から大家の会等に行ってみて、自分以外の不動産投資家の方と会う機会ができてきました。6年目で10戸程度の規模です。 不動産投資家の方には、現在の自分ぐらいの規模感である30戸～50戸とか、中にはそれ以上の方もいて、元会社員で今風に言うとFIREという方々にもチラホラ出会います。
当時から不動産投資で会社員を辞めるような書籍はありましたが、書籍に書かれているようなことが実際に可能なんだと、ビックリするとともに凄いと思ったのを今でも覚えています。
この期間は、区分ワンルームの現金買いをメインに、融資で区分ファミリーや戸建を購入するということをし、毎年1～4戸の購入をしていました。年間数百万円から千数百万円、月にならすと数十万円から百数十万円の積立投資ですね。こちらに掲載のオーバーローンを経験したのもこの時期です。
なお、投資を続ける中で不動産投資でのキャッシュフローが月20万円を超えたぐらい、物件数にして6,7戸辺りから、給与や会社に依存する感覚が薄れていきました。そして更にキャッシュフローが増えていく中で、それは強まってきます。そして長女や次女が誕生した際に育児休業を取得したのも、そのような時です。
不動産投資を開始して11年目～FIREまで
不動産投資としては順調だったんですが、2019年にとある病にかかり半年ほど会社員を休みます、当然投資活動もできません。
病が治っていく中で、「時間と精神を奪われる会社員、これをサッサとを辞めて好きなことして生きていこう」、との思いが極大化するのですが、当時のポートフォリオでは不動産投資を含めた投資全体からの不労所得に不安が。。。
そして元気になってきた2020年2月頃、今の資産でどのようにしたら達成できるか考え抜くことに。
この頃は、ちょうど新型コロナで大騒ぎとなってきた時でした。そして、その急激な荒波の中、3月～5月に不動産、暗号資産、投資信託、現金、融資を総動員し、FIRE可能なポートフォリオに昇華させた上、会社員をやりながらも、こちらに記載のような、給与を無いものとする生活に完全移行します。
こうして2021年に42歳になった時、自主的定年退職をして会社員を卒業したのでした。
