2020年はアパートを4棟取得しました。全部フルローンです。どうやってフルローンにしたかについて掲載します。
私は区分ワンルーム、区分事務所、区分店舗を合計15戸持っており、全て現金で買ってきているので、今回はそれを使いました。購入対象の物件そのものの収益力が強いということに加えて、既所有の区分を担保にしたということです。
3月は、1本の融資に対して取得した2棟と既所有の区分ワンルーム3戸を担保にしてます。
12月も、1本の融資に対して取得した2棟と既所有の区分ワンルーム3戸を担保にしてます。
1本の融資で2棟を決済することで、担保に出す物件の数が減らせれたと思ってます。今回は合計で区分ワンルーム6戸を担保にしていますが、4棟がバラバラの決済で融資が4本だったとすると、1棟につき区分ワンルームを2戸を担保にだすことになり、合計8戸を担保に出すことになっていたのだと思っています。
4棟とも築古のアパートなので、同じ時期に4棟分の減価償却が終わることとなります。4年後を考えながら運用していく必要があるということですね。
